Here is a list of tips that help make a big difference on the appearance of your home.

Clean up the outside
Curb appeal is the first impression of your house and is very important.
  • Are the lawn and shrubs well maintained?
  • Make sure all flower beds are weeded.
  • Are there cracks in the foundation or walkways?
  • Does the driveway need resurfacing?
  • Are garbage and debris stored out of sight?
  • Make sure all children's toys are stored neatly.
  • Paint or wash the exterior of the house (including window casings, shutters, and doors).
  • Wash the windows inside and out.
  • Check the gutters and chimney.
  • Make sure the backyard is organized and clean (i.e. sweep decks, clean deck furniture and replace torn BBQ covers).
  • If you have a pool, pull back the pool cover and make sure the water is inviting and the lining algae free.
  • Make sure your shed is clean and organized as well.
Touch up the interior
  • Keep it clean: spotlessly clean, dusted, and uncluttered.
  • Clean the refrigerator and stove as well as the washer and dryer (inside and out).
  • Put a fresh coat of paint in the most used areas of the home. This will clean as well as brighten up the rooms. Make sure to use neutral colours.
  • Wash the walls where paint in not appropriate (ie. Wall paper, paneling).
  • Wash all the floors and bathroom tiles.
  • Shampoo dirty carpets.
  • Get rid of clutter. Clean out your closets, garage, basement, and attic. Use self storage if necessary.
  • Remove anything that may be viewed as offensive
  • Replacing air filters will help keep the dust down.
  • Make sure you have no sticky or squeaky doors, cabinets or drawers.
  • Make sure to have fresh guest towels in the bathrooms.
  • Replace bathroom and kitchen fixtures that are worn or leaking. People will notice a leaking or worn-out faucet. By replacing these items, you will give the room a new look.
  • Clean under the sinks. If there are any leaks fix them and clean up the damage using contact paper or paint.
Get rid of any bad smells in your home
  • Pay attention to pet or cigarette odors.
  • Place scented potpourri around the house.
  • On the day of the tour pop a batch of frozen cinnamon rolls or home-made bread into the oven for a great aroma.
  • Light delicately scented candles.
  • Fresh flowers can also help to brighten up and energize your home.
Loose the clutter
  • Have a yard sale or take old furniture, clothes and knick-knacks to the goodwill.
  • Organize shelves and closets, put away items and purge your home of unnecessary items.
  • Make sure your kitchen and bathroom counters are free of small appliances and personal effects.
  • Create the illusion of space to make your home seem more spacious.
  • Remove excess furniture or items that are not appropriately sized for the room (i.e. oversized couches can make a room seem smaller than it actually is). Strategically placed mirrors can also create the illusion of more space.
  • Make sure you have clearly defined living spaces (i.e. avoid having a living room/office/dining room/ storage locker).
De-personalize your home
  • Make your home "anonymous" so that buyers can envision it as their potential home.
  • Put away family photos, sports trophies, collectibles, knick-knacks, and souvenirs.
  • No pets! Take your pets with you when your house is being shown, or at least keep them outside. Some people are afraid of dogs or allergic to pets.
  • Make sure that your house is odour free and spotless.
  • Be sure to empty and hide unsightly kitty litter, lint brush your furniture and put away toys, dishes, and scratching posts during showings.
Let the sunlight shine in.
  • Make sure to open drapes, curtains, and blinds all the way, so everyone can see how bright and cheerful your home is.
  • Turn on all inside lights before a night time showing so everyone can see the glowing warmth of your lighting.
Two's a Couple and Three's a Crowd
  • Don't have too many people present during a showing as it makes buyers uncomfortable and may rush them through your house.
  • Let the agent emphasize the virtues of your house as they will know the buyers needs and desires.
  • Let your realtor negotiate the deal, it's their job and area of expertise.
  • If possible vacate house during showing.
No background noise
  • Turn off radios and TV's. This allows the buyer and realtor to talk freely and not be distracted.
Security
  • Put all valuables away
  • You may want to put jewelry in a safe or safe deposit box
